What is different about building in Brisbane

The housing stock is old and it is timber. Brisbane's inner and middle suburbs are full of pre-war Queenslanders and post-war timber homes: raised on stumps, tongue-and-groove and VJ internally, with timber fascias, eaves and weatherboards outside. That is carpentry work almost end to end, and it is carpentry on a building that has moved. Nothing is square, nothing is plumb, and every measurement has to be taken on site rather than off a plan.

Character protections are real constraints. Brisbane City Council applies character controls to a large number of pre-1947 homes, which affects what can be demolished, altered or changed on a street-facing elevation. On those houses the question is rarely "can this be built" but "what is permitted here" - and it is worth knowing before a design is settled, not after.
