What is different about building in Moreton Bay
Redcliffe and Bribie are marine, and old. The Redcliffe peninsula and Bribie Island carry a large stock of post-war and 1960s–70s beach houses, many of them timber, sitting in full salt exposure for fifty or sixty years. Fascias, eaves, cladding and decks on those houses are frequently at the end of their life all at once, and they get specified for marine conditions rather than replaced like-for-like with whatever failed.
The northern growth corridor is new build. North Lakes, Mango Hill, Griffin, Narangba and Burpengary are recent estate housing on compact lots needing outdoor structures added after handover - the same pattern as the northern Gold Coast, at the opposite end of the region.
The western edge is acreage. Samford and Dayboro are rural and hilly, closer in character to the Scenic Rim than to the bayside suburbs twenty minutes east.
