What is different about building in the Tweed
It is a different state, and that is the main thing. The Tweed is fifteen minutes from Coolangatta and sits under an entirely different planning system: New South Wales legislation, Tweed Shire Council, and a different set of rules about what is exempt, what is complying development and what needs full consent. The same deck that is exempt on one side of the border may not be on the other. High rainfall and a serious flood history. The Tweed and the Northern Rivers behind it get more rain than the Gold Coast, and the 2022 floods are still visible in the building stock around Murwillumbah and the river flats. Full coastal exposure. Kingscliff, Casuarina, Cabarita, Hastings Point and Pottsville are open-coast beachfront. The same marine specification used on the Gold Coast strip applies, and for the same reason.
