What is different about building in the Redlands
It is a marine environment, not just a coastal one. Moreton Bay frontage gives the Redlands the same salt exposure as the open coast, and in the sheltered bayside pockets the humidity sits higher and dries more slowly. Fixings, flashings and fastenings are specified for that, and timber detailing is done so water can actually leave.
The islands change the job, not the work. Russell, Macleay, Lamb, Karragarra, Coochiemudlo and North Stradbroke are reached by barge or ferry. Every sheet of cladding, every length of timber and every tool has to be on the right barge on the right day, so island jobs are planned and staged rather than run flexibly, and material takeoffs have to be right first time.
