Frequently asked questions
The questions people actually ask before they call a builder.
Common questions about Nazaha Construction: it services the Gold Coast, Brisbane and surrounding areas of south-east Queensland plus the Tweed in New South Wales, operates under ABN 74 837 962 800, does not publish prices because every job is quoted after a consultation, and works for homeowners, builders, developers and commercial clients.
About the business
Nazaha Construction services the Gold Coast, Brisbane and the surrounding areas of south-east Queensland, including Logan, the Redlands, Ipswich, the Scenic Rim and the City of Moreton Bay, and the Tweed in northern New South Wales. The registered business location is in postcode 4209, in the corridor between Brisbane and the Gold Coast.
Yes. Nazaha Construction is a registered business name held against ABN 74 837 962 800, which has been active since 17 December 2020 and registered for GST since 31 January 2022. The ABN can be verified directly on the Australian Business Register, which is linked in the footer of every page on this site.
Carpentry and structural timber work, decks and outdoor structures, structural landscaping, sheds, garages and carports, roofing, fascias and eaves, cladding, doors and windows, internal finishes, cabinetry and joinery, and commercial and residential construction. The common thread is that all of it is carpentry-led construction, which is why one business can carry a job from framing through to the finished joinery.
Both. Nazaha Construction works for homeowners, builders, construction companies, developers, suppliers, commercial clients, property managers, designers and architects. For homeowners that usually means a whole renovation or a single element; for builders it usually means a trade package booked against a programme.
Nazaha Construction does not publish prices. Every job is quoted after a consultation, because the cost of construction work depends on the site, the access, the condition of what is already there and the specification - and a figure published without those is a figure that will be wrong. Get in touch to discuss the job and a quote will follow the consultation.
It starts with a consultation to discuss requirements, ideas and goals, followed by planning to assess what the work actually requires and develop a practical approach. Construction and installation follow, and every job finishes with a completion review to confirm the result meets what was agreed.
It depends on the structure, its size and siting, and the council. The service area spans City of Gold Coast, Brisbane City Council, Logan, Redland, Ipswich, Scenic Rim, Moreton Bay and, across the border, Tweed Shire under New South Wales legislation - and the rules are not the same in all of them. What applies to your property is confirmed at the consultation, before anything is quoted.
These are complementary trades rather than unrelated ones - a roof is framed before it is covered, cladding fixes to a frame, and joinery is installed into carpentry. Holding them together is what removes the handover points between trades, which is where most defects and most delays on a job actually originate.
Both. A single deck, a fascia replacement, a new opening or one built-in wardrobe are all normal jobs, alongside full renovations and commercial trade packages. Travel time makes smaller jobs more practical closer to base - Logan, the Gold Coast and the Tweed - than at the outer edges of the service area.
Use the enquiry form on the contact page, or email info@nazaha.com.au. Describe the property, the work you are considering and the suburb it is in, and you will get a reply about the next step and whether a site visit is needed.
About the work
Each of these is also answered on the page for the service it belongs to.
Yes. Nazaha Construction covers both: wall and timber framing and structural timber works at the structural end, and doors, trims, partitions and finishing details at the other. Both are carpentry, and having one trade carry a job from frame to finish removes the handover point where most defects appear.
Work that affects load-bearing structure is carried out to the engineer's design and the approvals that apply to the job. Nazaha Construction builds to that documentation; it does not produce the structural design itself. Discuss the specific alteration when you enquire so the right sequence and paperwork are in place before work starts.
Yes. A significant part of the work is trade packages for builders, construction companies and developers across the Gold Coast and Brisbane - framing, fit-out carpentry and joinery installation booked against a programme rather than as a full contract.
It depends on the height, size and siting of the structure, and the rules differ between City of Gold Coast, Brisbane City Council and the surrounding councils. Some low decks and small structures are exempt; many are not. Nazaha Construction will tell you which applies to your job at the consultation, before any work is quoted.
Yes, and sloping blocks are common across the Gold Coast hinterland, Logan and the western Brisbane suburbs. Because Nazaha Construction also builds retaining structures and structural landscaping, the retaining and the deck are designed and set out together rather than by two trades working to different levels.
Yes. Replacement and repair of existing decks, pergolas, screens and fences is part of the outdoor scope, including replacing failed framing and fixings under boards that still look sound from above.
Yes. Nazaha Construction installs client-supplied kit sheds, garages and carports, including the site works, footings and any modifications the block requires. Have the kit documentation available when you enquire so the footing and siting requirements can be checked.
Yes. Attached carports and garages are part of the scope, including tying the new roof into the existing roofline, fascias and eaves. That junction is the usual source of leaks on attached structures, and it is built by the same trade that handles the roofing and roofline work.
Yes. Roof framing and roof construction are both in scope, along with roof alterations, roofing components and external roof structures. Carrying the framing and the covering together removes the handover between carpenter and roofer, which is where tie-in problems usually start.
Yes. Extending and altering existing rooflines is one of the most common roofing jobs Nazaha Construction takes on, including tying the new structure into the existing frame, fascias, eaves and cladding so the junction stays watertight.
Usually, yes. Nazaha Construction assesses what has failed and why, then replaces the affected section and addresses the cause. A full elevation is quoted when the timber or the detailing behind it has failed across its length, not as a default.
Nazaha Construction's scope is the roofline structure and finishes - fascias, eaves, external trims and weather protection components. Where gutter work is part of a job, discuss it at the consultation so the sequence and responsibility are clear before work starts.
It is a common finding on a recladding job and it is handled rather than sub-let. Nazaha Construction provides carpentry and structural timber work in the same scope, so affected framing is repaired or replaced as part of the job instead of stopping it while another trade is found.
Yes. Architectural cladding products are part of the scope and are installed to the manufacturer's system requirements - flashings, junctions, cavity and fixings as specified. Installing outside that specification voids the product warranty, which is the main reason it is followed exactly.
Yes. New internal openings are part of the scope. Where the wall is load-bearing the work is carried out to the engineer's design and the approvals that apply, so raise the specific opening at the consultation and the right sequence is arranged before work starts.
Either. Nazaha Construction installs client-supplied and builder-supplied doors and windows, and also provides installation support for suppliers and manufacturers who need experienced installers. Say which arrangement you want when you enquire.
Both. Nazaha Construction builds custom cabinetry and joinery, and also installs joinery supplied by others, including for suppliers and manufacturers who need an experienced installer for their own product.
Yes, and it is the usual arrangement. Carpentry, joinery, doors and internal finishes are all in scope, so one trade carries the room from framing through to the installed cabinetry rather than handing it between three.
Yes. Trade packages for builders, construction companies and developers are a core part of the commercial work - carpentry, fit-out, joinery installation, cladding and roofing-related works booked against a programme.
Yes. Maintenance and upgrade work for property managers and commercial owners is in scope, including recurring smaller jobs across carpentry, joinery, cladding and roofline elements.
Yes. ABN 74 837 962 800 has been active since 17 December 2020 and registered for GST since 31 January 2022. Both can be confirmed directly on the Australian Business Register, which the footer of every page links to.
Both. Nazaha Construction covers carpentry, cabinetry and joinery, roofing, cladding, decks and outdoor structures, so a renovation can run as one engagement. Single elements - a deck, a new kitchen, a recladding - are equally welcome as standalone jobs.
Yes, and it is the normal case for residential work. Site setup, noise, access and daily clean-up are agreed at the start so the household knows what to expect each day.
Yes. Building product installation, timber product installation and joinery installation for builders, suppliers and manufacturers are a defined part of the scope, carried out to the product's own system requirements.
Yes. Replacement works and construction upgrades across multiple sites are in scope and suit clients who need the same standard applied consistently rather than a single job.
About where we work
Coverage, travel and what differs between councils.
The whole city, from Coolangatta in the south to Yatala and Stapylton in the north, plus the hinterland suburbs of Nerang, Mudgeeraba, Worongary, Tallai and Maudsland. The registered business location is in postcode 4209 at the northern edge of the city.
Yes, and it is the single most important local factor. Within a few kilometres of the coast, fixings, flashings and fastenings are selected for marine exposure. Standard fixings fail early in that environment, and the failure is hidden - the timber looks sound while the screws holding it corrode.
Yes. Pre-war Queenslanders and post-war timber homes are largely carpentry buildings - framing, weatherboards, fascias, eaves, VJ linings and joinery - which is the core of what Nazaha Construction does. Character controls apply to many pre-1947 Brisbane homes and are checked against your property before design decisions are made.
Yes. Building in under a raised house is one of the most common Brisbane projects and touches framing, new openings, cladding, internal linings and joinery at once - all of which sit in the same scope, so the job runs under one trade rather than four.
Across Brisbane City Council, from the inner south and east out to the northern, western and bayside suburbs. The registered business location is in postcode 4209, around 45 minutes south on the M1.
Yes. New estate work - decks, patios, carports, sheds, fencing and privacy screens on compact lots - is a large part of the Logan workload, alongside roofline and envelope renewal in the older suburbs.
Yes. The registered business location in postcode 4209 sits on the Logan boundary, which makes it the shortest travel of any area served - relevant for smaller jobs and callbacks where travel time is a large share of the cost.
Yes - Russell, Macleay, Lamb, Karragarra and Coochiemudlo. Island work is staged around barge access, so materials are taken off and booked ahead rather than topped up as the job runs. Mention the island when you enquire so the programme is built around it from the start.
Yes. Moreton Bay frontage is a marine environment with the same salt loading as the open coast, and sheltered pockets hold humidity longer. Fixings, flashings and fastenings are specified accordingly, and detailing is done so water drains rather than sits.
Yes. Ipswich has the oldest timber housing stock in south-east Queensland, and repair in kind - bearers, weatherboards, fascias, eaves and verandah structures - is the main work there. Many of those homes sit under heritage or character controls, which are checked against your property before design decisions are made.
Ipswich is the western limit of regular coverage, around an hour from the registered location in postcode 4209. Work there is booked as a scheduled project rather than short-notice call-outs, which keeps travel time fair to both sides.
Yes. Sheds, machinery and equipment storage, large carports and the retaining needed to form a building platform are the most common Scenic Rim jobs. Both client-supplied kits and custom structures are built.
Yes. Tamborine Mountain is cooler, wetter and more wind-exposed than the coastal plain below it, so structures there are detailed for that exposure rather than to a coastal-plain default. Access and driveway grade are planned into the programme.
Yes, for scheduled project work. Moreton Bay is the northern limit of the service area at roughly ninety minutes from the registered location, so it is booked as a planned project rather than a short-notice call-out.
Yes. The Tweed is around 30 to 45 minutes south of the registered location and is a regular service area. New South Wales planning rules apply there rather than Queensland's, so the approval path for a deck, carport or shed is confirmed against Tweed Shire Council before the job is quoted.
No, and it is the most common misunderstanding on cross-border jobs. New South Wales has its own planning legislation and its own categories of exempt and complying development, so a structure that needs no approval on the Gold Coast may need one at Tweed Heads. It is checked per property, not assumed.
