What is different about building in Logan

Logan is two building markets with almost nothing in common, and they sit a few minutes apart.

The established suburbs are ageing together. Springwood, Slacks Creek, Woodridge, Kingston, Browns Plains and Beenleigh were largely built out between the 1970s and the early 1990s - brick-and-tile with timber fascias, eaves and roofline elements. Those components are now thirty to fifty years old, which is exactly when fascias soften, eave linings fail and cladding reaches the end of its life. A large share of Logan work is renewal of that roofline and envelope, not new construction.

The southern estates are brand new. Yarrabilba, Flagstone, Logan Reserve and Park Ridge are greenfield developments still being built out. Those houses are handed over with nothing outdoors: no deck, no patio, no shed, no fencing, no screening. The work there is adding all of it to small lots where setting out and access are the constraint.

Acreage in the south-west. Jimboomba, Greenbank and Munruben are acreage. Large sheds, machinery storage, carports and retaining are routine, and the scale of a shed on acreage is a different job from a suburban one.

Proximity

Postcode 4209 borders Logan, so this is the shortest travel of any service area, which matters most on the small jobs and callbacks that are hard to get a contractor to commit to at all.
